Custard apples turning black

Hi all,
I have a custard apple tree that is just getting its second crop. Apart from possums, I had no problems with the fruit last year, but this year the fruit are starting to go black on the top and this blackness is working down the fruit. It then goes fully black and will not ripen. Does anyone know what causes this and what can be done to prevent it.
