Avocado tree + brown leaves

Hello -

My mom is attempting to grow an avocado tree (purchased in pot & planted in May). Unfortunately, the leaves are turning brown. I've not a green thumb, but a look at the soil appears that there's a drainage problem (damp, weird rotten egg smell, looks green!).


Curious if my suggestion to reduce watering frequency/amount and to add some better soil to aid in drainage/absorption is on the right track?

Definitely WAY too wet. Avocados are very particular about "wet feet". They need good drainage. They prefer to grow on a slope in well-draining soil. They need protection from hot, baking sun so their trunks don't get sunburned (or leaves, which appears to be the case, but also this tree is drowning for sure).
