Desert Rose dropping buds

I have a problem with my desert rose that I have never had before. There are rust-colored patches on the leaves and the buds never mature and open, they just dry up an drop off. If one does happen to open, it's distorted.

Is this some sort of mite or fungus? Help!

If you can. Possibly post a photo for people to see. I am sure that you will receive some assistance.
Could be a number of things, but hard to tell from description.
