Bursera fagaroides...seeds

Just imported a small quantity of Bursera fagaroides seed. Now what?

What is the easiest way to germinate these seeds? Do they need bottom heat, scarification...if yes, how? Do they need light, sun, to germinate? Can I use a gritty mix as sowing medium?

Please, your thoughts, experiences, suggestions.

Gritty mix is good in any case, but this is all I can offer as advice.
Germinating Bursera seeds is always a challenge. Many of them are not even viable in the first place.
