Photos: M. champaca Alba leaf problem

Hi,

I bought this tree for my mom a few years ago, and it's grown a lot as you can tell in the photo below. She's never had a problem with the tree until now. Is there something wrong with the leaf? Does it need something or receiving too much of something?
