Sunburning leaves?

Hi, can you sunburn the leaves of star jasmine? The leaves trailing up the fence are fine, but the ones that are on the bottom, at ground level, turn spotted white first, then brown. Is it possible that because the sprinkler is hitting the bottom leaves, the water on the leaves, then the sun hitting them, it is "sun burning" the leaves? Thanks!

That doesn't sound like leaves being burned by the sun, usually it would affect the newest growth, or all of the growth. Do you think maybe it's a fungus?

Salts from the water? You see this commonly in AZ, Southern CA may be the same.
