You are correct. That's tesselata and not a hybrid. It's one of the more variable species and there are quite a few different clones in circulation.

This one & its variations never gets old for me, was one of my original succulents in apmt living. I love the small patterns on the leaves just captivating, I could looks at them all day. Nice find!

Is it veinosa Teselatta?
