That sort of thing is usually traceable to cold, wet plant and roots, or overwatering in soil that's not porous enough combined with cooler temps.

Depot it, check for dead roots (the good ones are yellow), remove as necessary, repot in your soil after you've cut it with 50% perlite or the like, and wait a week or so before watering. Ensure you use a pot that's commensurate with the root mass (no more than an inch or two annular space). It doesn't want a lot of water when temps are coolish.

Would it be ok if I use sand instead of perlite? I've got plenty of sand lying around that I could use. Thanks.

No, no sand, please, no sand, none at all, negatory on the sand.

Perlite, perlite, perlite, unless you can get pumice, in which case use it instead.

This plant will grow best outside where you are, once you have got it going, in some shade, but most mostly full sun. It also handles the infrequent freezes well.
