Normal for succulents to lose lower leaves over time. Not an issue; just don't overwater it.

This is K. beharensis, looks like it may be the cultivar 'Fang' judging by the bumps on the undersides of the leaves, though they are not as prominent as those on most 'Fang' I have seen. Yellowing lower leaves over time is natural. Needs a well draining potting medium. I prefer clay pots myself, they allow the soil to dry more quickly.

The suggestion you offer is fraught with danger and disappointment - most commercial mixes are not right away suitable for most succulent plants (certainly not like xeric plants such as the aforementioned Kalanchoe, and certainly not in Florida, where it's humid and rains a lot) - they can usually be brought up to snuff by cutting them with 50% perlite.
