Pachyveria Propagation

Hi all-

After plucking a leaf off my pachyveria glauca to propagate, I waited three days for a callous to form. Only then did I realize that the poor leaf had turned yellow and had become a watery mush. So, determined, I tried it again, but once more, the leaves died on me. They seem healthy on the plant, which is why I remove them, but they turn south on me within a short period of time.

I don't have them on soil, yet they are not in perlite. Could that be the problem? They sit on an empty saucer beneath a house light which is on for maybe 7 hours a day.

Thoughts??
