Loquat Tree has not fruited

Hi,

I have a pretty good size loquat tree in front of the house, which was there when I moved in 3 yrs ago. The first 2 years we just didn't do anything but water it. No fruits. Then last year we decided to trim it. Thinking, less foliage it might bloom. So it still hasn't bloom but just made more foliage this spring.

If anyone can give insight as to why it hasn't fruited, I would appreciate it. My husband loves the loquat fruit, but I am debating to chop it down.

I live in San Diego, Zone 10. There is at least 10 loquat trees within 1 mile radius and all are fruiting but mine.
It is lush and about 8 ft tall.

Any advice would help.
