SC water oak

I'm moving real soon to upstate SC and considering buying a home surrounded by native trees and many are water oaks. I have been told it's hard if not impossible to garden under water oaks. I am familiar with native plants and shade gardens so any plant suggestions are welcome.

I grew up in DT Greenville and the streets are lined with 100 year old water oaks.
My parents have never had a problem except for ice storms when the branches have fallen.
They have a beautiful fescue lawn and evergreens growing beneath the Oaks.
The squirrels burying the acorns in the lawn are another story! LOL
