Meyer Lemon & Bearss Lime - HELP

Hi All-
Earlier this year I ordered two 3yr old potted citrus: Improved Meyer & Bearass Seadless.

Unfortunately, I'm not getting the best results from the trees and have struggled with finding the right solution. I've scoured the boards and found suggestions, but have decided to turn to this forum for more direct advice.

I've had significant leaf drops on the lemon and am now starting to get leaf drop on the lime (the dry out and drop). I'm very cognizant of watering and use a moisture reader to determine when it's on the low end of moist.

They get about 5-6 hours of sun, but are located near a floor vent (closed). I know 8 hours is ideal.

I used a citrus fertilizer a month ago (Jobbe's).

I fear the lemon has root rot, as I have had fungus gnats. I believe I've eliminated them by removing first 2 inches of soil in both pots and replanting w/sand on top.

The temperature in my house stays between 60-69 degrees.

What can I do to prevent more foliage drop?
Am I doing anything completely insane or wrong?
Any help / advise would be greatly appreciated.
