That looks like the Chinese Tallow I used to have. I don't remember the real name, but it was also called Popcorn Tree for some reason.

I haven't seen one for a long time, so I hope someone else will join in with an ID.

Yep. It's nicknamed the Popcorn Tree because the fruit looks like popcorn in the fall - see the photo at the link I posted. From a distance, it looks like the tree is covered in popcorn.

It is a pretty tree, with lovely fall foliage, but it is invasive. It can return from being chopped down, or even from a root fragment. Each tree makes thousands of viable seeds each year, which remain viable for several years.They are everywhere up here - sometimes people grow them in their yards because they are carefree. But they are also rampant in wooded and swampy areas.
