Avocado tree ID help

Greetings! New to the forum and curious if anyone can help ID a type of avocado tree from the attached image. We just moved into a rental house in southern Broward Co. and the owner is unsure of the type. The diameter of the fruit is 3+ inches. I don't know if we have the timing incorrect but so far the taste is not what we were hoping. Any help would be appreciated.
