Problem with Mondo Grass

We purchased a home in NE TX about a year and a half ago and inherited landscaping which included mondo grass (do not know the age of the grass). Last year (summer) I lost a section about 4 feet long. The grass just turned yellow and died. No problems on any other places...no problems on any other section on that side of the home. This summer, almost all grass has yellow tips and some has died. All has been watered and fertilized. Do I need to cut it back? More water? Please help I do not want to have to replace all this grass.

I am in Charlotte and some of my mondo died which is totally unusual, it grows like a weed so I chalked it up to the lack of normal rainfall. Don't water it too much. Dig up a good section and see if the rhizomes are healthy and then place in an area that died and water and see what that does. Fertilize in the fall. Could it be an animal urinating?
