Inherited Garden: Laurus nobilis issues

Hi Folks!

First off, I'd just like to say I'm new to the forum and hello! I'm Rich, a 20 something (let's say) 'enthusiastic amateur' who's possibly bit off more than he can chew with this first house...

I moved into my first home about 2 weeks ago and I've inherited a garden from a fellow who was quite a bit more green fingered than I am.

Amongst other things I've noticed over the past few weeks (*I won't let this garden overwhelm me!) I have a bay tree which looks a bit sad.

The majority of it's leaves are coated in something black, which with the firm rub of the thumb removes it.

Now I've had an good evening googling away but I'm getting myself in a twist as could be many a thing. I've seen that it could be Anthracnose, but I wouldn't describe it as tar like, and Sooty Mold, but it certainly doesn't wash off easily with a good hose down. However it does seem to only effect the top of the leaf, so is it almost certainly pest based? I've also noticed in started on its neighbouring Turkish Fig's leaves too.

I'm in a pickle because I love this tree. It's a mature beast and must be at least 7 foot tall. I don't want to destroy the previous owners good work.

If it makes a difference, It's in not particularly well draining soil in an east facing garden.

Sorry for the essay. Any help on how exactly to treat this would be massively appreciated!
