What is your criteria; quality of land, country, market accessibility. What will you be growing? How much land do you want? Are you willing to clear it?

Land in the southern hemisphere tends to be cheaper than in the northern hemisphere, for example.

RE: Who knows the Best place& price to buy farm land

My first choice would be the U.S.A. or its possessions . but I am willing to be VERY flexable . I WILL CONSIDER ANYTHING ,if it is cheap enough . Where is it cheapest ? Austrailia , New Zealand , Paraguay , Brazil, other ???

The cheapest land I've found in the US... actually on ebay was in South Dakota and New Mexico. It was a while ago but they were selling a section (1mi x 1mi)for about $10k I don't know how viable that is for farming though. Very remote, far away from anything, I'm sure.

RE: Who knows the Best place& price to buy farm land

Sounds like a good deal 640 acres for $10,000.00 ! What county was that in ?

 o
RE: Who knows the Best place& price to buy farm land

There is cheap land in Uruguay. I thought about moving South of the border, but decided against it.

There is lots of cheap land in the desert, and there is affordable land in East Texas.

 o
RE: Who knows the Best place& price to buy farm land

How much is cheap ? And who do I contact to buy some ?

 o
RE: Who knows the Best place& price to buy farm land

I guess to me cheap would be less than $2,000 an acre, and affordable would be 2-5 thousand an acre.

There are lots of online classifieds like The Greensheet, American Classifieds, Southeasttexas.com, and just do a google search for realtors in whatever area you are considering. I actually found my property by just driving around the country side and found the sign. Somehow I never found this particular realtor on a search engine until I found the sign, and now it pops up on every single search I do about East Texas.

Don't believe what the person trying to sell you the property tells you. Do your own research, and spend time in the area. Flood Zone? If you are getting a thousand acres it would be cool to have some in the flood zone and most of it not. River bottoms and flood zone areas usually have an abundance of wildlife.

I bet you could find lots of land in the southern Algeria - northeast Mali region pretty cheap. I'd guess you could find someone to sell it to you for a couple dollars an acre. Granted, it would be a track of dry rock and sand in the middle of the Sahara, but it'd be land at a good price.

Or maybe you should narrow down your wishes beyond simply "land". Decide what you want by way of community, soil, climate, economy (a word derived from the ancient Greek for "home"), and access to commercial resources. Find places that fit those criteria. Define what's "best" for you, because it's different for each of us. Then move there or at least visit a lot, get to know people and the land, and find your personal bit of ground.

RE: Who knows the Best place& price to buy farm land

That is a good answer . Who owns it ? who would I get in touch with if I were interested ? There is free land available in Siberia but I do not know the details because they are all in Russian. My first choice would be the U.S.A. . But if that does not work out it is nice to know there are options.

 o
RE: Who knows the Best place& price to buy farm land

At the risk of raining on the parade, it seems completely and utterly nuts to me to move to Siberia because the land is free. There's a reason it's free: nobody wants to live there. Hell, nobody CAN live there. And how much would it cost to travel and build there? How about energy costs? Also, ever hear of the Bolshevik Revolution?

I'd rather have one acre in the right place in the U.S. than 1,000 free Siberian acres. Move to North Florida, buy a couple of acres in the country for $10,000, and grow more food year-round than you and your family can possibly eat.

 o
RE: Who knows the Best place& price to buy farm land

Where abouts in North Florida ? Sounds interesting what town ?

 o
RE: Who knows the Best place& price to buy farm land

You might want to consider effects of climate change before selecting a site. The southwest US is going to increasingly suffer from drought and water problems. Most of the available water there is tied up in water contracts already.Cheap land with no water is no bargain.

Areas like Florida and the Gulf Coast are very low-lying and vulnerable to higher ocean levels and more vigorous hurricanes. Cheap land underwater is also no bargain.

If temperatures are going to keep rising overall, more northerly areas will be increasingly attractive.

Some snow is a good thing- poor man's fertilizer, it used to be called, because snow picks up nitrogen in the air and deposits it on the ground.

Good luck in your search!

RE: Who knows the Best place& price to buy farm land

If you're looking for cheap land in North Florida, try Holmes, Washington, Jackson, Calhoun, Liberty counties. You can find land that's fairly cheap and grow food all year long. No state income tax, low property taxes.

 o
RE: Who knows the Best place& price to buy farm land

Thank you all . I assume $5,000. per acre is what you call cheap .

 o
RE: Who knows the Best place& price to buy farm land

$5,000 is not cheap, but the food those acres can produce is cheap. You can buy 'cheap' land, but the only money you save is when you get the deed. Cheap land is marginal land, and you will 1) not produce much food, or 2) incur major expenses to improve the land. Low-cost land is often false economy.

RE: Who knows the Best place& price to buy farm land

in romania there is very cheap land at about 3000-4000$ for 10000 squre meters.I can provide up to 10000ha of agricultural land

Here is a link that might be useful: www.realestateromania.co.nr

 o
RE: Who knows the Best place& price to buy farm land

Oh, that is rich. I can imagine the fun of organic gardening in Transylvania. Blood oranges might be a big hit.

The reference to Romanian land is a classic example of the false economy of buying cheap land. Look, there's a reason things usually cost little: they have little inherent value. Can you imagine the "savings" associated with moving to a foreign country where you don't speak the language, trying to make a living off land that is known only for frigid temperatures and shaky governments? In the words of Borat: Not so much.

RE: Who knows the Best place& price to buy farm land

Hello all-We live on 2 acres near Cd.Constitucion,Baja Cal.,Sur,Mx. We have a small 4 room brick home w/about 80 fruit trees. Overhead is EXTREMELY low. Last years property tax was $29.USD--That's right! No need for homeowners insurance either. We love it here but I have severe arthritis and we are 24 miles from Bahia Magdalena. The proximity to the ocean is crippling me fast so we want to sell and move back to the S/W desert near where we were before. We're asking $45,000.USD. We will leave most of the furniture, appliances & garden tools. We are 24 miles from Bahia Magdalena where the AK. gray whales come to calve & mate. There's also good fishing & excellent birding in the mangrove estuaries. This is desert country and 10 miles to town of 30,000 people. No Wal-Marts in Baja Sur...yet. Grid coordinates are:N=25*00'13"--W=111*49'49" Easy to find on Google Earth. If anyone is interested please email us at 2ps@myway.com & we'll send photos or give our phone#.

My family has plenty of farmland, but I think you would have to clear it up with our landlord first. (Good luck, he's a hard one.)

RE: Who knows the Best place& price to buy farm land

Hi there,

We are an investment consultancy firm in London, specializing in real-estate in Romania. With food prices soaring in 2008, we get more and more clients from America and the Middle East who are purchasing land in the Constanta area, the largest seaport on the Black Sea Coast. The prices are very low (20-50 eurocents/m2) and the land is very good. With excellent shipping facilities, cheap labour force and EU subsidies available for agriculture, Romania becomes very attractive to farmers worldwide. Relocating is quite a straigtforward procedure, also eased by the welcoming nature of the Romanians. With regards to the language barrier, the majority of young people speak English, French and Italian. For more reports and offers, please do not hesitate to contact me: info@p-i-e.com

RE: Who knows the Best place& price to buy farm land

That would be $4900.per acre, right? For land in Romania.

 o
RE: Who knows the Best place& price to buy farm land

Hi experts

I have the idea of retiring with some 2000 acres of grain farm

I have spent my entire career dealing things other than agriculture... no agricultural background. Silly question, but how many people are required to cultivate 2000 acres - mechanised farming ?

 o
RE: Who knows the Best place& price to buy farm land

$3-4000/10,000 meters2 doesn't sound that cheap. That's at least $1215/acre. You can buy land in Tennessee for well under $3000/acre - http://www.landandfarm.com/search/Tennessee-land-for-sale/ - and you don't have to go to the expense and trouble of moving to another country. No offense to Romania or India, because I work with people from both places and they're great people! Land just about anywhere in Mexico is extremely expensive compared to land in a place like TN or TX - and I would like to know why! I haven't looked at desert land, but remote mountainous land at $5US/meter2?

 o
RE: Who knows the Best place& price to buy farm land

One place that many people aren't even aware of is the California Valley. it is the very remote and gorgeously sunny, but not too dry, huge valley area back east of San Luis Obisbpo ....Another area is Near Alturas, in the empty north east corner of California. In fact, anything north of Susanville is pretty empty, and relatively inexpensive. One other location is Oklahoma. Happy searching

 o
RE: Who knows the Best place& price to buy farm land

please be specific on the price . How much per acre in dollars ?

 o
RE: Who knows the Best place& price to buy farm land

Sad to see the racist and ignorant responses from "stoneunhenged" to the above Romanian poster. According to his website, he is from Timisoara (in Banat), not Transylania. As for "frigid temperatures", are you from this planet, or did you not go to school? Romania has some of the hottest temperatures in Europe! Last time I was there, it was over 100 each day. Romanian is very easy to learn anyway. But $3000-4000 for 10000 sqaure metres is too much; $2000 is nearer the correct rate. Muramures is much cheaper anyway.
