Searching for the best way to locate Homesteads 4 sale

I continue to dream of finding a little homestead ( ideally in Florida, or North Carolina ) to start a little greenhouse, raise my veggies and herbs, and live a simpler life.... just sick of the daily rat race, I guess.

My question is how best to locate such a retreat.

Plain fertile acreage with decent water would be OK, ... but I keep imagining finding a simple little cottage, and improving it little by little.

Most Realtors I've spoken to show remarkably little real interest ... and I imagine there is a publication or webpage on this topic, but so far no luck finding such a resouce.....

Any suggestions?

Joe, unitedcountry.com has rural land. Also, pick what state you want to be in and get their homes magazines mailed to you or subscribe to the local paper. It's really hard to get going, you have to have money or lots of ingenuity. And one piece of advice, once you find it, do it - and stick with it. Good luck. kathyjo

I agree with Unitedcountry - they do seem to do a good job advertising their realtors. I looked on the internet extensively and finally found it in VA but I drove around a lot and looked for a long time until I found someone who found it for me. Suggest spending lots of time just skipping around on the internet looking at areas you are interested in. If you want to explore VA, let me know. I can help you out there. The Shenandoah Valley is beautiful, not too cold and has some great buys! Don't give up. We did it but it took some time. Bye. Liliane

Hi Bayguy,I just got 7 acres on a river for 11K,Even the tax man said I got a real deal as was listed at 25K previously.just keep searching religiously everyday!I used realtor.com and you can opt for specific zip codes as well.I thought of n.c. too but the flooding and dying animals after the last big hurricane turned me off,and after talking to several people where I am at they said the water came no higher than their first step.judi

I've had two homesteads in my life and I got both by advertising for them. Stated what I wanted, what I could pay and my phone number. Both times were completely successful and both times it was realtors that I ended up dealing with. They called and had property ready for me to look at with-in an hour. I didn't have to deal with anyone but the realtor and they were great. The for sale by owners were awful to deal with and a waste of my valuable time. One thing...the second time I paid cash and it was much easier to get MY price. I saved about 5000.00 this way. B.

We have a 'Free' Advertising book here that comes out every week. This is what I used for the second place. For the first place in GA, I used a free advertising paper that also came out weekly. You can also advertise in your free agricultural bulletins that come out either monthly or weekly. Bayguy, tell me what you are looking for and I'll do some research for you. Give me info such as ow much land, with or without house cheap, what areas are acceptable for you. I'll do some research through my sources. It is definitely out there. We all found some. Hate to think of you living out there in Florida dreaming your dream but not living it.

Following up on your kind offer........

Ideally looking for 4 to 20 acres..... in Northern half of Florida ... second choice would be Western half of North Carolina.

does not require house, but open to small residence. Will build my own over next few years if vacant land, while I plant fruit trees, compost pile, and veggie/herb garden.

key items ......

semi-decent soil

good quality water (preexisting well would be nice)

must be at least 10+ miles from coastline.

I have a beautiful homestead / hobby farm for sale in missouri. Most of the planting is done. It comes fully equipped with:
3 bedroom Ranch Home with full basement & wood working shop near Kansas City, MO.

you might try advertising in Farm World, a weekly newspaperish publication that is localized, I understand. Very informative, and has a good circulation.

I found mine by looking in the area where I wanted to buy. It wasn't listed, only advertised by word of mouth.

You might subscribe to local papers in the area's you are interested in buying. Search the for sales and maybe run an ad in one or more of them.

Another way is to drive around the area's, stop at any small "mom & pop" stores and let them know you are looking to buy. They can tell you about places for sale in the area.

Make a "want to buy" flyer and post copies at local post offices and stores in the area's you want to buy. You may end up getting calls for several properties that match your description.

When we were looking to buy our farm in VA, I selected the areas I was interested in & got mail subscriptions to the weekly newspapers in those areas. Even though - being in NY - I didn't get the papers immediately, it didn't make a difference. Not only did I get info on what real estate was for sale, but also got a feel for the different communities. It was really invaluable & worth every penny.

I have a 2 acre place on there for sale, but in western new york. Definately try to go the "for sale by owner" way and save thousands. Or look into county tax auctions.

I was born and raised in way far south Florida at the very edge of the 'glades, momma and daddys house near what is now Kendall stood through Andrew and lost only 4 tiles on the roof. Grandma had pictures (sis's now) of gangsters and other sorts at the old Morningside Pool, back when it was a prohibition booze palace and casino, long before the day it became a "park".
By 1973 it was getting way to crowded and I left and never looked back......But having been a Dixielander all my life living in Fl, Ga, Tn, and NC, I am at last grown weary of summertime in the south and am looking at moving to a riverside place somewhere in way out in the woods Mn, Wi, or heaven forbid...even northern NY.....

Land in west NC continues to climb in price.....Absurd pricing in the Asheville/Brevard/Hendersonville area....high and getting higher elsewhere in west NC.........

An absolutely gorgeous 26 acres, 405' well w/water at 245'& 160'of reservior.....small year round creek never been dry....smaller branch fed by 3 springs never been dry....12 acres open/semi-open, 12 acres hardwoods, couple acres large white pines.....+2 miles off public road via damn near level deeded ROW, very private and secluded....former home to three stills.... places like this anywhere in west NC are getting extremely hard to come by any more.....

13 miles from I-77, 19 miles from I-40, power & land-line phone are on property....45 miles (short way via backroads) to "Hanes Mall" in Winston-Salem, 90 to I-77/I-85 interchange in Charlotte

It's kinda sorta in a way for sale, well it's definetely for sale at $187,500 CASH, no offers no negotiating no financing no mobiles no commercial chicken/hog operations.....

Like I said, it's getting expensive in west NC....

Put an "land wanted" ad in all the local papers, "traders" too, and check into whatever state you decide on Dept of Agriculture news/review/trader too...And ride around every back road you see, and stop at every little old store you see and check out the swap&sell--community notice boards.....

and heres a good tip too.....if you see a septic tank pump truck, ask the driver about old places for sale, they see 'em all and are likely to be be more knowledgeable and honest about land and related issues/problems/watch-outs and the local neighborhood "atmospheres" than any realtor ever will be....just my opinion of course,
