should I plant perenials on borrowed land?

I am looking for advise. I live in town, but I have a friend with 30 acres. I currently grow vegetables and cut flowers (annual)on less than one acre. I pay no rent and the landowner takes whatever veggies he wants from the garden My friend is really into local food, sustainable ag. etc, but never gets around to doing anything on his own land. He has lots of ideas for me, however, and asked if I would like to go into raspberries and other perenial crops. He has money to buy plants, etc, but I would be expected to do all the labor. My question is this: Is it resonable for me to keep all the profits? Should the landowner get a share and how much? Should I start paying rent? Should we agree beforehand on how long I have acess to the harvest? I hope to buy my own land in 3-5 years, but would probably stay close and could continue to keep up these plantings, or use them as seed stock later. Or should I just decline and concentrate on annuals?

Sorry so long, I would appreciate any advice.
