I am thinking of building a commercial kitchen for my own use and to rent out.
Has anyone done this or known anyone who has and do you have any advice?

Where are you? Our county 4-H grounds has a kitchen that they rent out per hour or per day. Daily rent, the last I checked, was $150/day. I don't know if they get much business, I know I couldn't figure out how to make enough items to make it worth my while.

I am familiar with my own kitchen that I had at my food business for 13 years. I also know a little bit about the requirements of a commercial kitchen "at home" of one of my friends who had a lunch truck.
You must first understand that you can't have one in your kitchen at home. A commercial kitchen is totally seperate from your own home meals.
Contact your county Board of Health and ask for the regulations of commercial kitchens, they usually have a brochure that states all the requirements.
SOme people with lunch trucks built a seperate little building behind their house just for their business, which was acceptable, but they never rented it out, they used it for their own business.
If you want to rent it out, you may want to rent a space somewhere and renovate it for the kitchen.
It is very expensive, because everything in the food business is very expensive.
You have to buy equipment that is approved by your county, if you buy a new piece, you must let them know, and they do inspections on a regular basis which you pay for.
All in all, if you can get the money to have a nice sizeable commercial kitchen, you will be able to rent it out. Just try not to rent something that is too expensive.

All equipment must be labeled NSF, all of it, even spoons.
Sometimes Sams club has good deals on equipment that you can use. We bought a beautiful stainless table for only 100.00 at Sams. I would watch to see what they had from time to time.
