pear trees from seed

So my neighbour has a 60+ year old pear tree, one that gives grainy flesh, splotchy skinned pears which are mostly good for cooking and making wine. The tree is getting old and the land has been turned into a rental. So i want to grow a pear tree from this pears fruit. I assume it is not grafted, so what can i do to achieve this? Should i grow from seed? Should i grow from a cutting?

You can plant seeds but there is no guarantee that the offspring will be true to the parent tree. Genetic variability, y'know. Maybe someone can tell you if you can take a cutting.
