Avocado failure in bearing fruits

Hi! I'm having my healthy avocado tree with almost 8 years which produce about 5-8 avocados per year. The problem comes because in the beginning a lot of flowers and then small fruits are produced but I finally end up with less than ten fruits. I'm thinking of replacing with new seedling. what should I do
