When I was a young sprout in Calif. during the off season weather The oriental man we worked with use to either keep his seed in the freezer or the frig. He use to come up with some awesome looking lawns.It might be something to look into. I wish I would of paid more attention, but was pretty much just after the check. Upnortdareh

It will depend on soil temperature as well as air temps, but it's even a bit late for seeding with annual rye grass. I have no idea how well pre-soaking for early germination would work, but if your weather is cold, even pre-germinated seeds would perish quickly.

One thing I've used under end of season pressure is to cover the seeded area with that thin black spun landscape fabric (like http://www.mrdrip.com/images/Fabric3.jpg).

I never use the stuff for preventing weeds, but it can accumulate & trap enough heat (if temperatures are borderline) to get you an emergency germination.
