Is it actually working?

Hello everyone. I'm experimenting with growing succulents from leaf cuttings. Most of my cuttings seem to be sprouting from the tip where I broke off the leaf. However, I have a leaf that I took off a friend's plant and it is taking a different approach. There are little pink blossoms forming inside each scallop around the leaf. Does this mean that it's working? Will these little buds turn into new plants or is this just going to fizzle and die off? This is my first attempt at propagating leaves so I'm a bit confused. I've read a lot of articles online but most discuss the new growth from the stem like my others.

Right now my leaves are sitting in a window and I mist them with water every few days when the soil looks dry. I'd appreciate any input if you know how to increase my odds of this scalloped leaf cutting growing. It's a beautiful succulent and I hope to have one myself someday if this works.
