Tropical trees Avocado/Mango leaf burn

Hello All:
I started growing avocado and mango trees from pits. Thought it would cool for Xmas gifts.

The trees are planted in coir fiber. I've been using miracle grow. They are in a south facing window. Only water when they need it. I've been having an issue with the leaves browning from the tips or margins and eventually completely browning and dying. I attached a photo. I'm seeing black spots on back side of leave. Is fungus causing this or coming in when the tree is susceptible bc of poor environment ? i think below should fix.

I'm used to trees here in VA where you plant in clay soil and ignore them and they love it. This has been a learning curve for me. What I'm going to do now is transplant trees to 5:1:1 (gritty mix) and use dyna pro leaf fertilizer from now on. Our water is slightly acidic but has lost of dissolved minerals and cause chlorine. Is this suitable? What could help with recovery process. Flush with water after transplanting?
