Those black spots on the leaves look like they might be some type of fungus. Has it been wet there lately? You might try an antifungal spray and remove all the dead leaves and any weeds etc. from the pot. Try to keep the foilage dry as possible. If you can, remove the damaged/diseased leaves from the plant and discard in the trash (do not compost).
