angex - only thing I can think of maybe a bit of salt burn from the water? I mean the plant looks healthy overall, are you giving it tap water? If so, best to flush the plant of its salts by running water slowly through it and down the drain.

Some potted plants get affected with time by salt buildup. How much do you fertilize it? I mean, it could also be a bit too much of that......

Thank you for the suggestion! I do water it with tap water, will try to flush the pot....

However upon closer examination I saw these tiny white bugs/eggs? on the underside of younger leaves. This must be bad..
There are a few grown bugs moving around on the plant too, they are very very small, has maybe 6 or more legs from what I can see. Any idea what they could be?? I squash a few, they don't seem to be able to fly or jump.

As for fertilizer I have not really used any yet.

I don't know, but it does look like whiteflies, though you said they didn't fly......well, why not just spray the leaves with a general bug spray? I would. Follow directions on the bottle, and it will tell you how much and how often.
